Applying at Spectrum on Spring is simple! Browse our available floorplans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24- 48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

Most applications are reviewed and approved within 3-5 business days of submission. Our leasing team will contact you with a decision and any next steps.

To complete your application you will need:
- A valid government-issued photo ID
- Proof of income: demonstrating income equal/greater than 2.5x base rent
- Guarantors must make 5x base rent in income 
- Application fee

Applicants must have a combined household gross income of at least 2.5 times the monthly rent. For example, for a $1000 apartment, a minimum income of $2500 per month is required.

We accept:
- 2 most current full Personal Bank Statements
- 60-days of paystubs required from current employer
- Most recent filed 1040 tax returns (self-employed)
- Official offer letter on employer letterhead with effective employment 30-days within the lease start date
- Other: Government Benefit or Income Assistance Letter/Statement on official letterhead & dated recently OR a statement of annuity account payment showing regular annuity income dates within the last 30 days OR Retirement/Pension: benefit document on official letterhead or 60 days of current & consecutive pension/retirement paystubs OR Financial Aid listed on I-20 document for total funded amount.

If one applicant is approved and another is not, the approved applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

We offer flexible lease terms ranging from 3-15 months. If available, concessions are only potentially offered on 12 -15-month lease terms. Contact our leasing office for pricing by term length.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

Before moving out, please complete the Spectrum Notice to Vacate Packet, return all keys, door fob(s) and parking fob(s) and ensure the unit is in original condition. Deposit processed within 30 days in accordance with state law.

Yes, a security deposit is required at Spectrum on Spring. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

All residents must maintain renter's insurance with a minimum liability coverage of $300,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen Insurance.

Spectrum on Spring offers 1- & 2-bedroom homes ranging from approximately 662 sq ft to 1,252 sq ft.

Absolutely -- we will do our best to show you your specific unit. If model only: We offer tours of representative model homes. Your unit will be freshly cleaned and move-in ready.

Our A01, A02, A03, A04, A06, B02, B04, B05 feature South OR West Facing Windows. Ask our leasing team for the sunniest options!

Our apartments feature 10- to13- foot ceilings throughout. Ceiling height is dependent upon which floor your home is located on.

Rent can be paid securely through our Resident Portal. 

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 4th.

In addition to monthly rent, residents are responsible for monthly utilities (billed based on usage), amenity fee, pest control, valet trash, and waste fee. Additionally, parking is available for a monthly fee per car. For pet, residents are billed a one-time pet fee per pet and monthly pet rent per pet.

We recommend setting up utilities 1 week before move-in:

Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.

Standard requests are typically completed within 24-48 hours! Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

Furnished options are available for a premium monthly rate. Contact our leasing office for availability and pricing.

Yes! All homes include a full-size washer and dryer.

Yes! All apartments include a private balcony.

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Spectrum on Spring offers amenities such as:

The Gym and Clubhouse are open 24/7. Pool hours are from 9am-9pm. The clubhouse is rentable for a fee and must first be approved by the leasing office.

Yes, the building has two elevators!

Reserved parking is available for $50/month in addition to the standard $40/month parking fee - per car.

Yes, additional storage is available for a monthly fee depending upon size available.

Yes. Quiet hours are 10pm-7am daily. We ask all residents to be respectful of neighbors.

Yes! We welcome pets at Spectrum on Spring. We allow up to 2 pets per home. Breed and weight restrictions may apply -- see our full pet policy.

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Residents must also be with their guests at all times.

Spectrum is nestled within the Arts District of Midtown Atlanta; The Arts District is Atlanta’s hub for everything cultural and artistic. This thriving neighborhood is home to an array of sites, from musical and the performing arts to modern art and puppetry.
